Bed and breakfast prices are per room per night and include a full cooked breakfast. Accommodation rates in Edinburgh vary between seasons – you can check availability and prices for your specific dates using our secure online booking form on the right.

Twin Room: £75 – £110
Single Room: £40 – £55
Kingsize Room: £75 – £110
Family Room (up to 4 people): £100 – £140

We are happy to make arrangements in advance for a romantic break or special occasions in Edinburgh. Examples include preparing a bottle of champagne or flowers in your room before arrival. Again, please contact us for further details.
CANCELLATION POLICY
We take credit / debit card details for booking confirmation – payment is on departure by whatever means you prefer.
If cancelled within 7 days of your arrival date you will be charged for the first night unless the room is resold. If cancelled within 48 hours the total cost of the booking will be deducted from your card if the room is not sold.
We appreciate that there are often unavoidable reasons for a late cancellation but your Travel Insurance policy may cover you for this.
